It is usual for purchasers to be made in cash as most
businesses are Leasehold and therefore hold no real security as far as
lenders are concerned. Private agreements can sometimes be made where
a proportion of the agreed purchase price is either deferred or paid by
installments. Any arrangement would have to be drafted by an Abogado and
although possible would be dependent upon the goodwill of the owner. We
have very good banking connections and can sometimes arrange loans on
leasehold businesses where perhaps you are £5,000 to £15,000
short on the purchase price.
Finance is available on freehold properties but only on the bricks and
mortar as in England. Current interest rates in Spain are very low and
loans up to 75% of value are readily available. Many people moving to
Spain from the UK chose to retain their home in England and if there is
equity available it is always possible to release some of that equity
to fund a purchase in Spain.
